The Syndic of Co-ownership

The trustee is the legal representative of the syndicate of co-owners. As such, he manages the finances and administration of the co-ownership. For this , he must ensure the maintenance in good condition of use and enjoyment of all common areas of the building and its equipment.

The law requires that the co-ownership be managed by a trustee elected by a General Assembly (AG) of co-owners. He must administer the building, to execute the decisions voted in AG, to represent the co-ownership in its relations with third parties (suppliers, in particular) and to enforce the regulations

When the property manager plays the role of condominium manager, his mission is to:

  • Manage the finances and administration of the condominium on a daily basis.
  • Find the best service providers to carry out the work.
  • Recruit the staff of the condominium: guards, maintenance officers, etc.
  • Collect the co-ownership charges from each of the co-owners.
  • Convene and direct general meetings of co-owners.
  • Settle disputes and tensions between the co-owners.
